Royal Court Winning Skyline Shot

Shot by Larry Harwell, owner and president of Carolina Digital Photo Group, the panoramic photo was taken in July from the 11th-floor balcony of a Dilworth penthouse – which was later bought by NASCAR driver Mark Martin.

The chamber started the photo contest in 1993 as uptown development was on the upswing. It updates its publications annually with the winning image, which will serve as the chamber’s official skyline photograph for one year.

As uptown development has slowed, this year’s photo features fewer cranes than in prior years. The new NASCAR Hall of Fame is clearly visible in the center of the photo, and the nearly complete Duke Energy Center is prominent on the left. Also visible toward the right, however, is The Park condo tower, which has been stalled since last year.

A professional photographer with more than 30 years of experience, Harwell was hired by the developers of Royal Court to shoot photographs for their marketing materials. Harwell shot the winning photo with a Canon 50D camera and digitally combined three separate images to capture the sunset in the sky and its reflection on the buildings.

The balcony where Harwell stood is part of a corner unit at Royal Court that was bought by Martin for $1.675 million in August, according to public records. Royal Court, with 107 units, recently hit more than $15 million in sales, said developer Douglas Hollidge, partner with Pinnacle Properties.

Extension and expansion of the first-time homebuyer credit?

Congress is currently working on legislation to extent the first-time homebuyer credit. In order to be eligible for the current credit, prospective buyers need to purchase and close on a home by Nov. 30. Under the proposed bill, the deadline is expected to be extended into 2010. The details of the extension are currently being worked on and a vote is expected as early as this week — some say that a vote may occur today. Therefore, you may have some breathing room with your closing if you already purchased a home and are trying to beat the Nov 30 deadline. If you are a prospective first-time homebuyer who missed the opportunity to take advantage of the current credit, you may have a second chance.
In addition to the extension, Congress is said to be working on a bill to expand the current tax credit to prospective homebuyers who already own a home. Under this proposal, existing homeowners who purchase a home after this bill is enacted may receive a tax credit of as much as $6,500 dollars. This would apply to prospective purchasers who have owned a home for 5 of the last 8 years.
Although we will not know the exact details of these proposed bills until Congress completes their work, we do know that they need to act quickly if they expect to extend the current credit before it expires.

Royal Court hosts benefit for Ronald McDonald House of Charlotte

Royal Court hosted a star studded evening affair to benefit the future Ronald McDonald House of Charlotte. The fund raising event was held outdoors, on the elegant pool terrace & was sponsored by the Palisades Senior Tennis Tour Pros. Tour pros and supporters include tennis greats as:  Jim Currier, Pat Cash, Todd Martin, and Aaron Krickstein.  Their benefactor, the Ronald McDonald House of Charlotte, will be located on East Morehead, near CMC’s Levine Children’s Hospital and will serve as a “home away from home” for the families of seriously ill children. Over 200 supporters were in attendance with many sneaking up to Royal Reserve, the Penthouse floor, to take in its breathless city views. 131 Main restaurant donated their time and culinary skills as they catered the event with their fine foods & wines. Evening highlights included Live & Silent Auctions featuring one-of-a-kind pieces, unique artwork and celebrity memorabilia.  These fine entries along with the terrific cause at hand all generously contributed to a successful event under the stars! We hope to see this wonderful house started soon and Royal Court was honored to be chosen as the event’s select location!

First-Time Homebuyers: Hurry for $8,000 Tax Credit

It’s mid-July now and in order for first-time homebuyers to qualify for the government’s $8,000 gift in the form of a tax credit, they must close by December 1, less than five months away!

Buyers should ideally have a purchase contract signed by early October, so they have 45 to 60 days to arrange financing and safely close the deal.

Royal Court Grand Opening – April 22, 2009

Royal Court’s Grand Opening was a smashing success hosting over 300 people throughout the evening of April 22nd, 2009.       Future Royal Court residents, and a host of excellent real estate agents from all around Charlotte participated in a fantastic evening on the Royal Terrace where the new Mineral pool and Spa are located, the two-sided fireplace surrounded by some crazy comfortable, swanky wicker and teak furniture.      The event was catered by Frankies Italian Grille, which had to stay a little longer than planned due to the event lasting well into the evening.   Thank you Frankies!  (Our new neighbor).
